It Starts With the Deck.
With the old roof gone, we inspect the sheathing board by board. Soft, delaminated or rotten spots are replaced before anything goes on top, and every sheet is fastened to code. A roof is only as good as what it's nailed to.
Ice & Water Shield, Where Roofs Actually Leak.
Self-adhering membrane runs the full length of every valley, along every eave, and around every vent, pipe and the chimney. It seals around the nails that go through it, so the places water concentrates stay protected even if a shingle ever fails.
Top-Tier Synthetic Underlayment.
Across the entire deck, a synthetic underlayment lies flat, wrinkle-free and tear-resistant: a second water barrier under the shingles that won't rot or buckle the way old felt does. Courses overlap from the eaves to the ridge so every seam sheds downhill.
Reinforced Drip Edge and Starter.
Heavy-gauge metal drip edge goes on every eave and rake, with the underlayment lapped over it at the eave and under it at the rake, so water leaves the roof into the gutter instead of behind the fascia. A sealed starter strip locks the first course down against wind.
Flashing Built New. Never Reused.
Old flashing comes off with the old roof. New black metal flashing is fitted where the chimney and walls meet the roof and sealed to the brick, with step flashing woven into the courses where a roof calls for it. Reused flashing is the most common leak we find on other people's roofs.
Ventilation That Lets the Roof Breathe.
A continuous ridge vent under matching cap shingles, with intake at the eaves, moves warm, damp air out of the attic instead of into your sheathing. In our climate that's the difference between a roof that lasts and one that rots from underneath.
